What is arenovation warranty?

A renovation warranty is a form of structural warranty that insures against latent structural defects incurred in the process of building an extension, renovating or refurbing an existing property.

Renovation warranties provide protection for the owner, funder or responsible person, in the event that the newly constructed elements structurally fail, or if structural integrity or performance is affected by defects in workmanship or materials.

Renovation warranties typically provide cover for a maximum of 10-12 years, from the completion date of the renovation works.

Do I needa warranty for my renovation project?

Most renovation projects do not legally require a structural warranty. Whether you need one usually depends on the type of project, who is funding it and whether you plan to sell or mortgage the property on completion of the refurb project.

For example, any internal, non-structural refurbishments will not require a warranty. For larger-scale jobs like loft conversions and extensions, renovation structural warranties are recommended, but not legally mandatory. Projects like basement excavations also frequently require structural warranties, due to the increased structural risk.

Renovation warranties are most commonly required by developers and investors for major commercial refurbishments of commercial buildings, or conversions of offices into residential buildings.

Refurbishment structural warranty FAQs

Do I need a renovation structural warranty to get a mortgage?

This varies on the extent of your renovation – if you have carried out renovation works on an existing residential property, you may not require a structural warranty to get a mortgage.

However, if you are converting a property that was not previously considered a residential dwelling, then many lenders will consider this to be a ‘new’ residential building, and may require a renovation structural warranty in order to grant you a mortgage.

There’s no universal threshold for how much a structure of a property has to change in order to qualify for a structural warranty.

At Build Secure, we’re happy to consider most projects that involve some element of structural change or addition to your existing building envelope.

If you’re working on a particularly unique or complex project and are unsure whether you are executing sufficient structural works to require a warranty, get in touch to discuss and our expert team will help.
