What is abarn conversion warranty?
A barn conversion warranty is a specific type of structural warranty that protects the owner, funder or investor of a barn conversion project against latent defects in a building’s envelope that have occurred in the conversion process.
A structural warranty is different from planning permission, which must also be obtained when converting a barn into a residential or commercial building.
Barn conversions also require separate buildings insurance, which protects your building against accidents and events – such as fire and flooding. Structural warranties are purely for issues that arise as a result of shortcomings in your barn’s design, workmanship or materials.
Do I needa structural warranty for my barn conversion?
Structural warranties are not a legal requirement to complete barn conversion – although planning permission certainly is.
However, if you wish to take out a mortgage on the barn conversion, refinance or sell the property within ten years after the conversion’s completion, you’ll need a dedicated warranty.
So, if you belong to one of the following groups, a structural warranty is a worthwhile investment:
Self-builders
If you plan to live in the property and require a mortgage, most lenders will require a structural warranty.
Developers
If you plan to sell your converted barn after completion, you’ll need a structural warranty.
Property investors for rental
A structural warranty is necessary to procure a buy-to-let mortgage, in order to rent out the conversion after completion.

Major project structural warranty FAQs
Can I convert a listed barn?
If you have a listed building, a barn conversion may still be possible. In this instance, it is key that any renovations and refurbishments you make respect the building’s historic character and appearance.
You will have to apply for listed building consent, to gain permission for your conversion.
How big does a barn conversion have to be for a structural warranty?
There is no minimum size requirement. A barn conversion does not have to exceed a certain floor area or value to qualify for a structural warranty.
When our underwriters and surveyors visit your barn to assess the condition of the existing structure, they will be considering factors like the complexity of your project and the amount of retained structural fabric, rather than the sheer size of your barn.
How long do barn conversion structural warranties last?
Our barn conversion warranties provide cover against latent structural defects for up to 12 years, from the completion date of your conversion project.
How are barn conversion warranties different from other structural warranties?
Barn conversion warranties vary in their complexity, thanks to the variety of existing structures that may be converted for a new purpose. The combination of old and new structural elements means that complex underwriting is required, while concerns about foundations, stone wall stability and moisture ingress all present common problems.
Our barn conversion warranties therefore take all these considerations – and more – into account.
